Separate space constraints from finish level
Compare the same layout with exact references first. Itemise furniture, basin, taps, screen, shower and installation. A small tile quantity does not describe preparation time, cuts or connection count.
Price compact options separately
Compare standard and custom furniture, retained or altered doors, surface storage and recessed niches. Include substrate, any waterproofing, finishing and delivery. A mirror changes perception, not usable dimensions.
Compare concealed work and reinstatement
Identify moved services, floor repairs, ventilation and electrical work. Clarify what depends on removal and the approval procedure for extras. Compare tax-inclusive totals and exclusions rather than scaling a large-room budget in proportion.
