Full house renovation costs: comparing the items
We do not have a documented local average for a full renovation. The amount must be established from your house and the work selected. This page explains the items to compare; it does not replace a visit and a priced offer.

Compare offers covering the same work
Have quantities measured and retained elements identified. Ask about inclusions, exclusions, options and conditions for price changes. For a lump-sum item, clarify its scope. Missing services need pricing before totals can be compared.
Separate VAT and grants from the work price
Housing VAT relief depends on the conditions and work involved; furniture, including fitted kitchens, is excluded. Direct application requires AED approval before the relevant work. Energy renovation does not automatically qualify for Klimabonus: check procedures and conditions before deducting a grant.

What makes the price vary
Condition actually assessed
List inaccessible areas and assumptions still needing checks.
Product choices
Compare references and quantities rather than a range name alone.
Continued occupation
Have agreed protection, temporary access and constraints priced.
Phased work
Request costs for each phase and any rework without assuming a fixed surcharge.
Indicative scenarios
Potential grants require checking the scheme, works and dates of your project. Do not deduct them automatically from the offer price.
Frequently asked questions
Why is there no average price per square metre?
Without a documented sample and comparable scope, it would suggest misleading precision. A quote for your project can subsequently provide a ratio with known inclusions.
How do I compare offers with and without a kitchen?
Request a price for the missing item and check included equipment and work. Compare totals after bringing the scopes into line.
How much contingency should I allow?
Identify unknowns and investigations needed. Set the reserve with those involved according to those risks; no universal percentage is validated here.
