Renovating an older house: which costs need a quote?

A house cannot be priced from age alone. Identify features to retain, proposed repairs and areas still needing investigation. This page helps separate those services; it does not establish a local average or guarantee savings.

Renovating an older house: which costs need a quote?

Record the features to retain

List floors, stairs, joinery and decoration you want to keep with those involved. For each, request the observed condition, assessment limits and proposed intervention. Replacement and restoration cover different work: compare the intended results before comparing totals.

Clarify heritage status before fixing the offer

The national contact is the Institut national pour le patrimoine architectural, INPA. Its restoration support covers, among others, nationally or municipally protected buildings. Ask INPA and the municipality about the property's status and applicable procedures; age or a mention in a survey is not enough to establish them.

Separate investigations from agreed work

For a crack, damp mark or inaccessible roof timber, have the finding and proposed investigation described before selecting a remedy. Request separate items for necessary openings, making good and possible alternatives. Neither a universal treatment nor a flat contingency replaces that assessment.

Check heritage funding before works

A restoration grant application must be submitted before works begin. Check documents, conditions and eligible work with INPA; funding is not automatic. Keep expenditure due and potential support separate in the budget.

What makes the price vary

  • Accessible condition

Identify assessment limits without inferring damage from age alone.

  • Conservation objective

Compare what will be repaired, retained or replaced.

  • Material choices

Request product references and reasons for use on the existing substrate.

  • Heritage procedures

Clarify conditions before fixing scope, orders and schedule.

Indicative scenarios

Potential heritage support must be examined with INPA before works. Other schemes and combinations require separate checks; do not deduct them automatically from the quote.

    Frequently asked questions

Is an older house necessarily protected?

No. Have the competent bodies confirm its status. Do not infer heritage conditions or grant entitlement solely from its age.

Does restoration guarantee a better resale price?

No increase in value is guaranteed here. First compare the desired result, retained features and detailed offers.

    How much should investigations cost?

Request a proposal stating the subject, areas examined, methods and expected report. A generic amount does not describe that assignment.

    Can all grants be combined?

Do not assume so. Have each scheme, its conditions and combination rules checked for the relevant work.
