Itemise existing covering removal, cleaning, repairs, filling and primer. Separate observed conditions from unknowns. For an undiagnosed crack or stain, request a clear reservation and approval procedure for extra work instead of a promise that painting permanently fixes it.
Compare materials and site work
List products, colours, areas and coating system, then high access, furniture, protection, cleaning and waste. Hourly work needs an estimate and overrun rule; a fixed price needs scope and exclusions. State applicable taxes. Neither ceiling surcharges nor area-based discounts are universal.
