State whether you need a local leak repair, complete renewal or a new roof. Supply plans, safely taken photographs and previous work records. Identify rooms below and rooftop equipment. Mention a terrace or green roof at the design stage: that use changes the project.
Establish what can remain
Request a survey of support, layers, moisture, deformation and earlier repairs. Clarify investigations needed before retaining or stripping layers. Covering an old membrane does not itself assess the assembly beneath it.
Specify the build-up
Request the waterproofing reference, attachment method and substrate compatibility. Define insulation, vapour control and perimeter junctions. EPDM, bitumen and synthetic membranes are product families; none guarantees the same lifespan on every roof.
Distinguish drainage from complete freedom from puddles
Buildwise notes that minor ponding can remain despite drainage design. A puddle alone does not establish roof condition. Have its position, changes, outlets and any leakage examined; never block an overflow to remove a water mark.
Check before covering
Buildwise recommends checking waterproofing and protecting it during follow-on work. Agree a documented inspection before protective layers, gravel or equipment. Assign responsibility for damage caused by later trades.
Plan maintenance
Buildwise provides for regular flat-roof upkeep. Request a programme suited to the roof, leaves, equipment and access. Define outlet inspections and defect reporting. A watertight roof at handover is not a maintenance-free roof.
