Request measured area, membrane and installation, then upstands, corners, penetrations and outlets. An area rate can omit items included in a fuller fixed price.
Clarify layers and removal
List stripping, waste, preparation, insulation and vapour control. If layers remain, ask which findings support that decision. Agree possible extras and approval before execution.
Budget for protection and checks
Check access, safety arrangements, temporary weatherproofing, agreed tests and handover report. Separate internal leak damage from roofing work. Identify included or separately offered maintenance.
