A timber extension adds to a house whose dimensions and condition need surveying. Describe use and connection, then ask how panels will be made, delivered and assembled. Timber cladding is a facade choice rather than a requirement of the frame.
Survey before manufacture
CNDB/AQC points presented by CODIFAB include support strength, condition and geometry. Arrange surveys and checks before freezing component dimensions. Photos and construction year alone cannot confirm feasibility.
Design junctions
Assign supports, connections, possible movement and junctions with existing walls and roof. Specify insulation, water and vapour management, acoustics and fire safety implications. A bead of sealant is not a junction design.
Protect components
CODIFAB covers moisture management from manufacture to use. Specify protection in transit, storage and assembly and checks before closing walls. Short assembly does not eliminate weather exposure.
Plan an occupied site
Plan lorry and crane access, storage, assembly area and opening to the house. Confirm separation, safe routes, shutdowns and temporary arrangements. Prefabrication alone cannot guarantee staying throughout all stages.
Define facade and maintenance
Choose cladding compatible with project rules and details. Request instructions, finish and exposure-specific maintenance. Do not assume maintenance-free composite, universal recoating or lifespan identical to every masonry solution.
