Dull flooring does not always need full sanding, and damaged flooring cannot always be rescued with a new finish. Assess construction, fixing, usable wood and previous products before choosing maintenance, surface renewal or stripping to bare wood.
Assess what can be retained
Report distortion, moisture, loose boards, stains and known renovations. Assess available wood above joints or backing. Kährs distinguishes sandable multilayer floors from thin non-sandable veneers. Previous sanding count and total thickness alone cannot authorise another pass.
Separate maintenance from full sanding
