Full renovation in Luxembourg: preparing your budget

We do not have a verified local average here that can price your renovation per square metre. For a usable budget, have the work on your house defined and quoted. This method helps you compare offers while keeping unknown expenditure visible.
The essentials in 30 seconds
- Define what a full renovation includes for your home.
- Compare amounts covering the same services and taxes.
- Separate priced work, options, additional expenses and unassessed risks.

Define the scope before multiplying a floor area
List what will be retained, removed, repaired or replaced in each room. Specify finishes and have quantities measured. House size describes neither equipment nor the condition of utilities. If you later calculate a cost per square metre, state the area and included items so that you do not compare different bases.
| Item | Supporting document to request | Status to enter |
|---|---|---|
| Studies and preparation | Proposal and included deliverables | Priced or to clarify |
| Work and equipment | Detailed quote and exclusions | Selected, optional or missing |
| Taxes and grants | Verified rates and conditions | Confirmed or to assess |
| Other expenses and risks | Offer or explicit assumption | Priced or to evaluate |
This table is a planning tool, not a price list or quotation.
Build an expenditure table
Request separate lines for studies, preparation, work, equipment and finishes. Add expenses outside the contract, such as moving, storage or temporary accommodation where needed. Record each item's reference document, net price, VAT, total and exclusions. A blank cell means « needs pricing », not « included ».
Investigate uncertainties before setting a reserve
Ask which items depend on opening up an area, an assessment or a product choice. Have alternatives priced where possible. Then set your reserve with those involved based on identified risks; a standard percentage alone does not establish that the budget is sufficient. Separate technical surprises from upgrades you choose during the project.

Request a quoteCheck VAT and grants before deducting them
Direct application of housing VAT relief requires AED approval before the relevant work. Furniture, including fitted kitchens, is excluded from this relief. Have the housing conditions and treatment of each item checked. Distinguish payments due from possible later refunds and do not treat an unconfirmed grant as available cash.
Compare total budget and payment timing
Match offers line by line and obtain prices for missing services before comparing totals. Also check payment dates, offer validity and conditions for price changes. An affordable total is not enough if payments fall due before funds are available.
Frequently asked questions
Which average price per square metre should I use?
We do not publish a local average without a documented sample and comparable scope. Have your project quoted; a ratio can then summarise that offer, but cannot predict every renovation's cost.
Is a cheaper offer incomplete?
Not necessarily. Compare quantities, products, services, exclusions and taxes. Clarify differences before interpreting them as savings.
How should I budget for work in stages?
Request costs and prerequisites for each phase, including protection or rework between phases. Do not infer a fixed surcharge simply because the work is spread out.
