Build the list around what will actually be returned: rooms, remaining appliances, storage and ancillary areas. Give moving and inspection dates. Cleaning covers agreed tasks; it does not guarantee return of the tenancy deposit.
Prepare rooms and appliances
State whether the property will be empty and which furniture remains. List oven, hob, extractor, fridge and cupboards with instructions and condition. Agree preparation; do not automatically unplug every appliance regardless of contents and guidance.
Define surfaces and ancillary areas
Specify floors, bathrooms, taps, skirting, glazing and accessible faces. Add cellar, balcony, garage or textiles only if requested. Report older deposits and marks; removal depends on the surface and must not conceal damage.
Separate cleanliness and wear
The ministry distinguishes normal wear from damage and recommends documented condition inspections. A cleaning invoice records a service, not every component's state at return. Cleaning, ageing and damage need separate assessment.
Arrange checks before return
Provide access, keys, water and time to check tasks before inspection. Ask how missed tasks and possible follow-up are handled. Keep the offer, invoice and dated records; cleaners cannot promise the outcome of a tenancy dispute.
