Plan cleaning after the area is made safe. Do not enter a dangerous flooded area for photos or to reach an electrical panel. Describe known water origin, affected rooms and steps already taken from a safe place. Leak repair, cleaning and drying are separate tasks.
Identify the event
Specify leak, ingress, sewage backup or flood, discovery time and whether the source remains active. CCOHS notes floodwater contamination and the need to address electrical hazards before access. Flooding is not equivalent to a small clean-water leak.
Assess materials
List finishes, partitions, furniture and potentially affected concealed areas. Ask what can remain, needs investigation or requires removal. Do not open or remove suspect material without suitable assessment. A visibly dry floor does not describe its entire construction.
Plan cleaning and drying
Define stages, equipment and measurement points. Ask for ventilation and room-use conditions specific to the method rather than assuming windows must always be open. Anti-mould treatment does not resolve the cause. No automatic duration or mould-free guarantee is given.
Prepare records
